Job Title: Supply & Market Development Specialist
Job Type: Full-time; Hybrid
Responsibilities:
- Own new customer searches from start to finish, with a focus on delivering real, vetted, and priced options within 24 hours.
- Source supply through existing relationships, brokers, listing platforms, ownership research, and direct outreach.
- Build and maintain relationships with property owners, operators, real estate partners, and enterprise customers.
- Vet potential sites for acreage, capacity, surface, drainage, access, fencing, lighting, security, permitted use, and time to occupancy.
- Research market comps and pricing and negotiate rates within established parameters.
- Manage active locations, including move-ins, access, space assignments, site contacts, and local representation.
- Own documentation including supply agreements, customer agreements, COIs, signatures, and legal redlines.
- Track commencement dates, expirations, renewals, escalations, termination rights, and holdover provisions.
- Serve as the primary contact for issues involving access, capacity, damage, trespassing, maintenance, snow removal, and billing.
- Coordinate site tours and inspections and drive renewals and relationship expansion.
- Support senior producers and the CEO with market research, pricing analysis, competitive analysis, bid packages, and pipeline management.
- Identify trends in customer requirements and potential business opportunities.
- Maintain accurate activity and deal information in HubSpot and the company's internal technology platforms.
- Utilize AI and technology for market research, analysis, organization, communication, and process improvement.
- Grow into a producing role with responsibility for customers, markets, and revenue over time.
Experience:
- 2-3 years of professional experience.
- Background in freight brokerage, transportation, logistics, 3PL, industrial/commercial real estate, or another relationship-driven, fast-paced business.
- Strong organizational skills with the ability to manage multiple searches, locations, relationships, and deadlines.
- Highly personable and relationship-oriented with strong verbal and written communication skills.
- Comfortable discussing pricing, negotiating terms, and making commercial decisions.
- Strong technology skills and curiosity around new systems and AI tools.
- Detail-oriented with agreements, pricing, dates, and operational requirements.
- Direct communicator who escalates issues early and brings a recommended solution.
- Strong ownership mentality and ability to see issues through to resolution.
- Four-year college degree preferred.
- Experience with HubSpot, leases/licenses, market sourcing, rate negotiation, or AI-enabled workflows is a plus.
- Must be comfortable working in a hybrid environment in the North Shore suburbs of Chicago, with an expectation of moving toward 3-4 days per week in the office.
- Occasional travel required.
